The brief
Two buildings on a single lot: a fourplex and a fiveplex, nine townhome units in total, each with a private garage off a paver-finished lane and rooftop patio living space. A true infill densification project — the kind that only pencils out when the builder treats the pro forma with the same care as the framing.
The challenge
Tight financing and a tight timeline. On a multi-unit project, those two pressures compound: every week of delay costs carrying interest, and every budget surprise threatens the lender relationship. The project demanded disciplined scheduling, procurement planned well ahead, and financial reporting the owner could take straight to the bank.
How we ran it
