The Process:
The system is broken out into 4 phases. Each phase is designed to identify key mile-stones in the building process. The deliverables at each phase are as follows:
Phase 1
Pre-construction
- Building Permit Submission Application, including:
- Complete set of building permit ready drawings
- Structural engineering schedules
- Geotechnical engineering schedules
- Site Survey, land title documents
- Roof & truss permit submission layouts
- Energy efficiency reports
- Construction Services Agreement
Phase 2
Foundation complete
- Footings & foundation walls complete
- Building location certificate
- Underground plumbing & electrical complete
- Structural & Geotechnical field review reports
Phase 3
Lock up
- Framing complete
- Waterproof envelope, windows & doors installed
- Plumbing & Mechanical rough-ins installed
- Insulation inspection, blower door test & results
Phase 4
Turnover
- Final inspection, occupancy permit
- Turnover keys
- Punchlist walkthrough, homeowner orientation
- Completion Certificate & Turn Over Documents
After You Move In
Warranty Program:
At Closing
- A completion certificate will be signed by the client and the project manager listing all deficiencies, outstanding items, and exclusions
- Souleau will provide a Homeowner Warranty Manual, Maintenance Schedule, Trade Warranties, Contact List and Material & Specifications list
Post-Closing
- You move in your new home
- A 30-day walkthrough will be scheduled after you move in once you have a chance to get familiar with the home
- It is recommended to create a punch list in the first 30 days with any deficiencies and concerns you may have prior to the scheduled walkthrough
1 Year Period
- Souleau will issue a friendly reminder of the 1-Year warranty timeline approximately 1 month prior to the deadline date. Your Project Manager will undertake another assessment and walkthrough with you to create a punch list of all potential deficiency items.
Coverage
1 Year – bumper to bumper warranty covering all deficiencies which also include drywall repairs due to cracking and/or screw pops.
2 Year – warranty for mechanical systems which covers all defects in material/labour for gas, electrical, plumbing, heating, ventilation, and air conditioning systems.
5 Year – covers the “building envelope” which warrants against water penetration.
10 Year – covers structural defects such as failure of load bearing components of the home.
